We eliminate the headaches involved with buying raw land. We bring utilities–power, water and fiber optic–to the properties we offer for sale. We test soils on all our land parcels for septic. Additionally, we provide gravel or paved road access to your lot.
We pick irreplaceable properties with memorable aesthetics, seclusion and usability. As much as feasible, we draw property lines to flow with the natural features of the land. No two lots that we sell are quite the same. Our development philosophy champions securing aesthetic quality of the property over lot maximization–a unique and defining development trait.
We offer quarterly sales day events. These take place on Saturdays throughout the year and offer a chance to tour properties with us, meet potential future neighbors, and take in all of the beauty and amenities of the Upper Cumberland region.

Our company does not offer financing, but we are happy to work with customers that are obtaining third-party financing as part of their purchase with us.
Jennings Creek Colony (JCC) is our residential and commercial development in closest proximity to downtown Gainesboro, Tennessee.
JCC is ideal for someone looking for rural living or homesteading in close proximity to the amenities of Gainesboro and Cookeville, Tennessee.
This location has few restrictions. Residents are free to own animals, hunt, and build as they please. We ask residents to have a site built home.
We have one remaining sales incentive for JCC, which includes 10% of your property's price if you break ground on your home within 12 months of your close date.
Brewington Farms, located about fifteen minutes outside downtown Gainesboro, is inspired by British farming villages and an Appalachian vernacular flair. The Brewington Farms lifestyle will center around an organic working farm - owned and controlled by the neighborhood's HOA - celebrating dramatic views of the pastoral landscapes, walkable community, and uplifting architectural beauty and cohesion.
Phase 1 of Brewington Farms will consist of a cottage court along with several large "holler" lots of 7-15 acres each. The cottages will be architected and built to maximize charm and authentic local materials and style, while buyers of the holler lots will be free to select their own architects, builders and building sites.

On the western banks of the Cumberland River, about 7.5 miles southwest of Burkesville as the crow flies, lies the Bend at the Cumberland River.
Each River Lot features prime building sites with views down to the Cumberland River that can be cleared (or maintained in forest) as you desire. Each Prairie Lot features panoramic views of the bluffs that encircle the Bend, and some lots are large enough to accommodate modest farmsteading/livestock grazing.
